Select Physical Therapy (SPT) identified Sarasota’s growing Palmer Ranch community as an opportunity to expand access to rehabilitation services. RVA Architecture provided project management and design services for the new 1,800-square-foot clinic, located in an existing retail center along South Tamiami Trail.
RVA surveyed and documented the existing conditions in this second-generation space before developing a layout that met the client’s existing standards and the clinic’s needs for this specific location. The design included a welcoming waiting area, a two-station reception area, treatment and rehabilitation space, accessible restroom facilities, and the supporting functions needed for daily operations (equipment storage, cleaning materials, etc.).
Delivering an outpatient clinic requires coordinating more than design and construction. Permitting, landlord requirements, building-system work, equipment delivery, staff hiring, and the anticipated opening date are closely connected. At Palmer Ranch, rooftop equipment installation required additional coordination before the work could proceed. When critical activities shifted, the effects carried through the remainder of the schedule.
For RVA, Palmer Ranch is part of an ongoing project program. Our project managers oversee the rollout of numerous locations at different stages of design and construction, each comprising its own contractor, consultants, landlord, permitting, services, and critical dates. Maintaining visibility across those moving parts allows the team to communicate changing conditions, understand their broader effects, and help the client make informed decisions.

The greater challenge for our healthcare architects and project management team was managing a single clinic within a portfolio of concurrent projects. A delay involving permitting, testing, rooftop installation, fieldwork, or landlord coordination can create a cascading effect—shifting construction milestones, equipment deliveries, staff preparation, and the planned clinic opening.
As the Palmer Ranch schedule began to change, RVA’s project manager needed reliable information from the project team to evaluate the downstream impact. The delivery date ultimately shifted, involving continued coordination among the client, contractor, consultants, landlord, and other stakeholders.
RVA maintained communication across the project team, monitored critical activities, and helped SPT coordinate the decisions affected by the changing schedule. Although the clinic opened later than originally planned, active outpatient clinic project management helped the client understand the developing conditions, adjust related activities, and move the location toward completion.
The finished clinic presents a welcoming, functional environment for physical therapy, orthopedic rehabilitation, sports medicine, hand therapy, pelvic health, and other specialized services. The project demonstrates the value of experienced program-level project management: not simply tracking one construction schedule, but understanding how multiple projects, teams, deadlines, and operational decisions affect one another.
